The research, comparative market analysis from recent sales and statistics provided by the Agent to the Client does not take into account the subjective considerations and policies of financiers. The Client is purchasing the property completely at its own risk in relation to finance.

The Client acknowledges that it is wholly responsible for its final purchasing decision and accepts full responsibility for satisfying itself in relation to all aspects of a property (including building integrity, planning regulations, location, information of the selling agent) in light of its own priorities, needs, and circumstances.
